Support for the Rental and Acquisition of Industrial Space

Malta Enterprise has launched the Support for the Rental and Acquisition of Industrial Space Scheme, a new incentive designed to help businesses secure the industrial premises they need to grow, relocate or expand their operations. Through a mix of cash grants and tax credits, this scheme helps eligible businesses minimise the costs of renting or purchasing suitable industrial space.

The scheme is open for applications until 31st October 2030 and falls under the De Minimis Regulation.

Who Can Benefit?

This scheme targets local enterprises with less than 250 employees and carrying out the following qualifying activities:

  • Manufacturing
  • Artisanal
  • Industrial packaging
  • Maintenance and repairs of motor vehicles
  • Repair of machinery & electrical equipment
  • Industrial laundry services

Additionally, to qualify, applicants must meet at least one of the following criteria:

  • The business is within its first 3 years of operations, with no trade income reported in the last 2 fiscal years
  • Additional space is required to expand or diversify current operations
  • The business is being forced to relocate due to lease termination or eviction
  • A business is acquiring premises to replace an equivalent rented space for a sustainable activity

Note: The premises must be located in industrial zones classified as Category E or F and must hold the necessary permits. Properties in residential areas or those primarily used for client-facing purposes, such as showrooms or reception areas, are not eligible.

What Costs Are Covered?

The scheme provides support for both the rental or acquisition of industrial property, with funding available for up to 6 years. Financial assistance is structured as follows:

  • Up to € 50,000 per year (capped at €300,000 over a rolling three-year period per undertaking)
  • Cash grants are awarded for the first 3 years
  • Tax credits are awarded for the subsequent 3 years

Only fixed, non-variable costs clearly specified in the lease or purchase agreements are eligible. Costs related to furnishings, finishing works, cleaning or security services are excluded; unless they are explicitly part of the fixed contractual cost.
